A conveyance is not a straightforward process. It is important to have a solicitor advise and guide you through the at times complex processes. This involves undertaking actions such as arranging building and pest inspections, examining a strata inspection report (if the property is part of a strata scheme), arranging finance where necessary and examining and exchanging the Contract for Sale.

Further we ensure statutory compliance and finding out if any government authority has a vested interest in the land or if any planned development could affect the property. To complete the transaction we will calculate adjustments for rates and levies for settlement and undertake any final checks prior to settlement.

Property transactions can increase the stress of an already busy lifestyle and it is our aim to make your sale as simple as possible. You will need to have a contract of sale prepared so that you are able to market the property either through a real estate agent, or by yourself promptly and effectively.

If your property is being sold by private treaty we can attend to negotiations with the purchaser’s representative and to the exchange of contracts on your behalf. Alternatively, your property may either be sold by the agent prior to auction or be sold and exchanged at auction. Once the contracts are exchanged we can liaise with your lender to pay out your existing debt and discharge the mortgage on title. Settlement normally takes place 6 weeks after exchanging contracts, however we can facilitate a settlement a lot quicker than that if necessary and if it is agreeable by all parties. Once settlement is completed ownership of the property is transferred.
